Mid-Year 2026 Condominium Market Update  What Buyers and Sellers Should Know About the Condo Market in Franklin & Hampshire Counties | Corinne Fitzgerald

While the condo market doesn’t generate the same number of sales as single-family homes—particularly in Franklin County—it remains an important segment of our local real estate market. Condominiums often appeal to first-time buyers, downsizers, and those looking for a lower-maintenance lifestyle.

As we reach the halfway point of 2026, Franklin and Hampshire Counties are telling two very different stories.

Franklin County: Low Inventory Means Lower Sales

Because Franklin County has relatively few condominium developments, even small changes in inventory can have a noticeable impact on sales statistics.

During the first half of 2026:

❖ Pending sales declined from 29 to 12 (-58.6%)

❖ Closed sales declined from 23 to 12 (-47.8%)

❖ New listings fell from 28 to 20 (-28.6%)

❖ Median sale price increased from $252,000 to $295,500 (+17.3%)

The decline in sales isn’t necessarily a sign of weakening demand. The bigger story is that there were simply fewer condos available to purchase. When inventory is limited, buyers have fewer opportunities, resulting in fewer transactions despite continued interest in the market.

One encouraging sign is that well-priced condos continue to attract buyers quickly. During June, the average time on the market dropped from 51 days to just 19 days, demonstrating that desirable properties are still selling when they become available.

 

 

Hampshire County: More Choices for Buyers

Hampshire County presents a different picture. While overall sales are slightly behind last year’s pace, sellers have been bringing more inventory to the market, giving buyers additional options.

For the first half of 2026:

❖ Pending sales increased slightly from 131 to 135 (+3.1%)

❖ Closed sales declined from 123 to 111 (-9.8%)

❖ New listings increased from 156 to 195 (+25.0%)

❖ Median sale price decreased from $350,000 to $330,000 (-5.7%)

❖ Average days on market increased from 45 to 57 days

The increase in inventory is beginning to shift the market toward a healthier balance. Buyers have more properties to choose from and slightly more time to make decisions than they did over the past few years.

What This Means for Buyers

If you’re considering purchasing a condominium, conditions vary depending on where you’re looking. In Franklin County, inventory remains extremely limited, so being prepared with financing and acting quickly when the right property becomes available is still important. In Hampshire County, buyers are benefiting from a larger selection of available homes, creating more opportunities to compare properties and negotiate.

What This Means for Sellers

For condominium owners considering selling, today’s market remains favorable, but strategy matters. Franklin County sellers continue to benefit from limited competition, while Hampshire County sellers should recognize that buyers have more choices than they did a year ago. Proper pricing, professional marketing, and preparing your home to stand out remain critical to achieving the best results.

The Bottom Line

Although the condominium market isn’t as active as the single-family market, it continues to provide excellent opportunities for both buyers and sellers. Franklin County’s story is one of limited inventory supporting higher prices, while Hampshire County is beginning to see more balanced conditions as inventory increases.

Understanding your local market—not just national headlines—is one of the most important steps when making a real estate decision.
